Howdy Frisco -
Yesterday was April Fools' Day, which meant my four-year-old spent the whole day telling me her juice was actually "poison" and then laughing hysterically. Solid bit, kid.
Meanwhile, Dee Lincoln Prime at The Star announced they're charging $395 per person for dinner, and I genuinely could not tell if it was a prank. It is not.
Now, let’s get into it. ⬇️
🥩 $395 A Head. I'll Wait.
Dee Lincoln Prime just launched a Chef's Table and Omakase program, and yes, the price tag is real. The Chef's Table seats six people inside a glass-enclosed wine cellar surrounded by 2,000+ bottles, runs three hours, includes six courses, and is served on Versace tableware. (Regular plates, apparently, simply won't do.)
The menu includes things like bluefin tuna with truffle ponzu and foie gras crème brûlée. There's also a more "approachable" Omakase option at the sushi bar on Wednesdays and Saturdays for $95 per person.
The math at my house: Two adults at the Chef's Table = $790 before tip, drinks, or the babysitter. I love Emily. I love The Star. I will be cooking tacos at home.
That said, if you've got a milestone anniversary, a big promotion, or a client you really need to impress, this actually sounds legitimately spectacular. Reservations require 48 hours notice. Omakase is on OpenTable; Chef's Table you call directly at 214-387-3333.
🏗️ The Railhead Is Still Coming. It's Just... Taking Its Time.
If you drive the Dallas North Tollway near Wakeland High School, you've probably noticed the 80-acre dirt patch that is The Railhead. Groundbreaking was back in 2022. It was supposed to be a $3 billion mixed-use development with office space, multifamily housing, retail, restaurants, a hotel, and parks.
Latest update: a conveyance plat that was recently submitted got withdrawn by the developer to fix some issues with CoServ utility easements and fire lanes. Frisco's Planning and Zoning Commission approved letting them pull it back at their March 24 meeting, and an updated plat has since been resubmitted.
No new approval date has been set yet.
I drive past this stretch regularly on my commute to Legacy West, and I'll be honest - I've been waiting on this one. The vision for The Railhead is genuinely impressive. I just hope the revised plat clears faster than the original timeline suggests.
P&Z meets every 2nd and 4th Tuesday at 6:30 PM at 6101 Frisco Square Blvd if you want to follow along.
📬 Your Property Appraisal Notice Is Coming. Don't Just Accept It.
North Texas appraisal notices hit mailboxes in April and May, and if yours feels inflated this year, you have more power than you think.
Texas law gives every homeowner the right to protest their appraisal and it's completely free.
Why it matters: Most Frisco-area homes are assessed through mass appraisals, which means the county is making educated guesses at scale. They don't know your specific property, your deferred maintenance, or how your street actually compares to the comps they used. That's your opening.
You can protest if:
Your assessed value looks high compared to similar nearby homes
There are errors in the county's records about your property
You were denied an exemption you qualify for
How to do it:
File Form 50-132 (Notice of Protest) with your county's Appraisal Review Board
Send it certified mail with return receipt
Request an informal hearing first - Collin Central resolves 70-90% of disputes at this stage, usually over the phone
Deadline: May 15, or within 30 days of receiving your notice, whichever is later. Miss it and you're locked in for the year.
Bring comparable sales data and anything showing your home was assessed higher than similar properties nearby. A clear, evidence-backed case makes a real difference.
I'll be doing this myself this year. Worth 30 minutes of your time.
🏠 Thinking About Selling in Frisco? The Window Is Shifting.
The Frisco market is sending mixed signals right now, and if you're thinking about selling, the details matter more than the headline.
Here's what the data actually says:
Median sale price: $620K, down 2.4% year over year
Average sale-to-list ratio: 96.7%, meaning a $650K list price nets you ~$630K at best before negotiating
27.4% of active listings have taken a price cut - up 2.5 points from last year
Homes are sitting 71 days on average before going under contract
That's not a crisis, but it's not 2021 either. The sellers doing well right now aren't just lucky. They priced it right from day one with an agent who knows where Frisco buyers are actually landing.
That's what Emily does. She runs a local agent referral service that matches Frisco sellers with agents who have the pricing strategy and negotiation track record for this specific market. Not just whoever picks up the phone.
Free consult. No pressure. Just a smarter starting point.
