May the 4th was yesterday. Cinco de Mayo is today. My house has been equal parts lightsabers and tortillas for 48 hours and I have zero complaints.

Also: Cloudbound is opening May 30 on Preston Road. 10,000 square feet of slides, climbing structures, and a cafe with adult seating. That last part is doing a lot of heavy lifting for me personally.

🗳️ YOUR NEXT MAYOR IS... TBD (But We're Getting Closer)

Friday night's mayoral results came in and Frisco officially punted to June.

With four candidates on the ballot and no one cracking 50%, Mark Hill and Rod Vilhauer are headed to a runoff election on June 13. Hill led with about 35% of the vote, Vilhauer followed with around 31%. Shona Sowell finished third at roughly 21%, and John Keating came in fourth at about 13%.

This is the first open mayor's race in a while. Jeff Cheney has termed out, and whoever wins June 13 is stepping into a city that's growing faster than pretty much anywhere in the country. No pressure.

As someone who moved here in 2023, I'll admit I'm still learning who these folks are. But this race matters. A lot of the stuff that affects my family directly, from road widening to school decisions to what gets built on that random corner I drive past every morning, traces back to city leadership.

Runoff is June 13. Put it on the fridge.

On the council side, two races wrapped cleanly Friday night:

  • Laura Rummel wins Place 5 (reelection) with 66% of the vote

  • Brittney Colberg wins Place 6 with 57%

No drama there. Both races called on election night.

🎭 FISD Built a $55M Arts Center and You Can Go See It (Free)

Eight years in the making. $55 million. And it's finally opening.

The Frisco ISD Visual and Performing Arts Center is hosting its first public performances May 12-19, and tickets are free (just limited, so grab them now).

The VPAC is a 1,200-seat professional-grade auditorium on Stockard Drive in east Frisco, near Hunt Middle School. Inside: performance labs, an art gallery, backstage production space, the whole thing.

🏗️ Firefly Park Is Actually Happening (Like, Right Now)

I've driven past the US 380 / Dallas North Tollway corner enough times to know something real is going on up there. And now I have the details.

Firefly Park is going vertical. According to Wilks Development, the high-rise residential building (called Aurora), the structured parking, and a chapel event venue are all actively under construction. Retail dirt should be moving within weeks.

Phase 1 is a big footprint:

  • 120,000 sq ft of retail (about 30 tenants, 40% leased)

  • 170,000 sq ft of Class A office space

  • 233 high-rise units + 187 mid-rise units

  • 230 for-sale luxury townhomes

  • A 177-room boutique hotel called Hotel Voeux

  • A 45-acre park with a chain of lakes

The chapel sits on a pond and doubles as a wedding venue. The hotel was apparently designed so guests look out at the illuminated chapel at night. Very cinematic, very not-what-I-expected-from-a-mixed-use-development.

Most of Phase 1 wraps up late 2027, with the hotel and townhomes finishing in early 2028. The office space breaks ground later this year.

Tenants already announced include Tyler's, Frenchie, Woodhouse Spa, and Second Rodeo. More to come.

This one's going to change north Frisco. I'm curious to see what it looks like when the park is actually finished. The "patios don't face parking lots" thing has me cautiously optimistic.

🏡 Thinking About Selling? The Market Just Changed the Math.

Homes are sitting on the market 54 days on average right now, up from 49 last year. 80% of homes sold under asking price. Over a third of listings took a price cut before they moved. And the median sale price is down about 1.8% year over year.

That's not a crash. Frisco's still Frisco. But it does mean the "just stick a sign in the yard" era is over.

The good news? People are still moving here in big numbers. LA, Seattle, DC, and San Francisco are sending buyers our way every month. Demand is real. The gap between a good listing and a great one is just wider than it used to be.
