Howdy Frisco -

Our Plano neighbors down the street will now have AI pronounce their kids’ names at graduation… because nothing says “your big life moment” like a software update and a hope for the best.

Anyway, here’s what’s happening around town. ⬇️

🚧 Lebanon Road Is Getting a Glow-Up (And It's Going to Hurt First)

If you drive Lebanon Road regularly, you already know. It's busy. Like, "I should've left five minutes earlier" busy.

Here's the official news: Frisco is widening Lebanon Road from four lanes to six lanes, spanning from FM 423 all the way to Todd Drive. The price tag? Nearly $23 million, split between city bonds and a $7.5M contribution from Denton County's 2022 bond.

The project is already underway… dirt is moving near Beacon Hill Drive and officials say it'll wrap up late next year.

Here's the part I found interesting: back in 2022, about 30,000 drivers used Lebanon daily. By 2025, that's up to 33,000. That threshold is what triggered the expansion. Frisco's Engineering Services director Jason Brodigan basically said they've been waiting for this number to hit and now it has.

What changes: Instead of adding lanes to the outside of the road, they're cutting into the existing median. Apparently when Lebanon was first built, they purposely made the median wider to allow for this exact scenario. Someone was thinking ahead.

What it means for your commute: Short-term pain, long-term gain. I drive near Lebanon constantly, and I've noticed the construction. It's not fun right now. But going from four lanes to six on one of Frisco's busiest corridors is a real quality-of-life win when it's done.

🍺 Firefly Park Just Got Way More Interesting

You know that massive 217-acre development going up at US 380 and the Dallas North Tollway? Firefly Park just announced three new tenants, and honestly... this is the announcement I've been waiting for.

Here's who's coming:

  • Frenchie - A French-American restaurant with croissants, crepes, steak frites, and profiteroles. The owner literally said Frisco "calls for restaurants that meet that moment - without pretense or fuss." Emily saw this and immediately said "date night." I did not argue.

  • Woodhouse Day Spa - A luxury spa brand with 90+ locations across 25 states. Full-body treatments, advanced facials, sleep-focused services, nail care. Not really my scene, but Emily is already mentally booked.

  • Second Rodeo Brewing - Brewery, bar garden, free live music, approachable menu. Now this is my scene. Both of these will be their second North Texas location, which tells you something about how seriously operators are taking Frisco as a market.

They join Tyler's (already announced) in what's shaping up to be an exciting mixed-use development.

Phase one retail is 41% leased with an additional 29% under letter of intent. Tenants are slated to open fall 2027.

At full buildout: 4 million sq ft of Class A office, 400K sq ft of retail/dining/entertainment, 1,200 hotel rooms, townhomes, residential units, and a 45-acre park with trails, a chain of ponds, and an art walk.

My kids are going to love that park. I'm going to love Second Rodeo. Win-win.

🎷 Every Single Frisco ISD High School Varsity Band Just Won at UIL. Every. Single. One.

I know, I know… band news doesn't always get the love it deserves. But stick with me for a second, because this is genuinely impressive.

68 Frisco ISD bands earned Sweepstakes awards at the UIL Concert and Sight Reading Evaluations this spring. And here's the headline within the headline: every high school varsity band earned "Superior" ratings in both the concert and sight-reading portions. All twelve of them. Centennial, Emerson, Frisco, Heritage, Independence, Lebanon Trail, Liberty, Lone Star, Memorial, Panther Creek, Reedy, and Wakeland.

For context on what that means: UIL evaluations require bands to perform three prepared pieces and sight-read a piece they've never seen - learned on the spot. Getting top marks in both is called a Sweepstakes, and sweeping it district-wide at the varsity level is a huge deal.

34 high school bands earned Sweepstakes. 34 middle school bands earned Sweepstakes.

Shoutout to the directors and every kid who put in the work. That's a lot of early mornings and late rehearsals. It shows.

  • Voter registration deadline is April 27 if you want to vote in the May 26 primary runoffs. Cornyn vs. Paxton for U.S. Senate is at the top of the Republican ticket. Don't sleep on this one.

  • Alaska Airlines launched twice-daily DFW to San Diego flights yesterday (April 22). Terminal E, Gate 11. Flights at 3:13pm and 7:15pm. Useful if you're escaping the Texas heat this summer.

  • PNC Bank signed a lease at Hall Park in Frisco, adding corporate, commercial, and private banking teams to the development later this year. As someone who works in financial services at Legacy West, I find it interesting to watch how much banking talent is consolidating in this corridor.

🏡 What If You Listed Your Home the Same Week as Your Neighbor… and Got $30K Different Outcomes?

Here’s a stat that stuck with me this week…. In Frisco right now, homes are taking about 54 days to sell on average, and the median sale price has dipped to $708K (down 1.8% year-over-year).

But here’s the part most people miss: the difference between a smooth sale and a painful one isn’t the market… it’s timing + pricing strategy in the first 7 days.

Same neighborhood. Same floorplans. Totally different outcomes depending on how the listing hits the market.

So here’s a thought experiment… What if your home hit the market next week… but instead of guessing your price or relying on a “we’ll test it and see” approach, you had someone who actually knows how buyers are behaving street-by-street in Frisco right now?

That’s what Emily helps with. She connects Frisco sellers with hyper-local agents who understand your specific pocket of the city (not just a zip code on a spreadsheet). It’s free, low-pressure, and usually just a quick conversation to help you understand what your home would actually do in this market.

👉 If you listed your home this month, would you rather be the one selling in 23 days… or the one still waiting at day 60? Start with Emily.
