Howdy Frisco -
We are joining an estimated 4.7 million people flying through DFW this spring break. Which sounds fun until you realize I'm one of those people: packing snacks, hunting a missing stuffed animal, and negotiating pants onto a 4-year-old before a 8 am departure tomorrow.
If you're flying out this week, DFW says the worst days are March 15 and 22. Terminal C has active road detours. Give yourself extra time. I'll be the guy in security with a carseat and a thousand-yard stare.
Okay. Let's get into it. ⬇️
🏀 Heritage Is Going Back to the State Semifinals
The Heritage Coyotes boys basketball team just dismantled West Mesquite 87-59 to win the Class 5A Division I Region 2 championship. They're heading to the state semifinals tonight for the second straight year: 32 wins, 2 losses, and a 27-game streak intact.
The game: Heritage vs. Birdville, Tuesday March 10 at 7:30 p.m. at Hebron High School. Tickets through Lewisville ISD.
Here's the storyline: Birdville beat Heritage in last year's semis 77-71. Birdville went on to be state runner-up. Heritage wants a different result this time, with their sights set on the school's first-ever team state championship at the Alamodome on Saturday if they advance.
This is the kind of run that defines a school for a generation and I love that our corner of Frisco is in the middle of it.
Go Coyotes.
🏭 98-Acre Warehouse Coming to SH 121
Frisco City Council voted 4-2 last week to approve a special use permit for a massive warehouse development along 121 near Lebanon Road. Developer EastGroup Properties wants to build over 1 million square feet of office and industrial space across 11 buildings on 98 acres.
The target tenants? Defense, pharma, and other industries that need a mix of office, showroom, and warehouse space.
The neighbors in Richwoods weren't thrilled. Over 2,000 people signed a petition opposing the project, with traffic being the main concern. Here's the twist though: city planners say warehouses actually generate less traffic than offices or retail, since it's mostly delivery trucks using dedicated SH 121 frontage road access rather than steady employee and customer flow.
To their credit, the developer agreed to some buffers:
300-foot setback from Lebanon Road
Double row of trees along Lebanon Road
10+ acres of open space with seating and sculptures
Council gave conditional approval; EastGroup has to hold another community meeting before final approval on April 21.
I get the Richwoods anxiety. Change is uncomfortable, especially when you moved next to undeveloped land. But I'll be watching April 21 closely.
🖍️ Crayola Experience Is Back Open at Willow Bend
If you took your kids to Crayola Experience at Willow Bend recently and found it dark and locked, you weren't imagining things.
The attraction was locked out in early February by the mall's landlord over unpaid rent. Locks changed, doors closed, confused families turned away. After about a month, it quietly reopened last week.
My girls would've been devastated. We haven't made it there yet, which honestly feels like a parenting oversight I need to correct soon.
But the bigger story here is Willow Bend itself. The mall has been struggling for years (Dillard's already closed, Macy's announced it's leaving, and Neiman Marcus is on the way out). Owner Centennial has a redevelopment plan called The Bend in the works, which would tear down large sections of the mall and replace them with open-air streets, restaurants, apartments, a hotel, and office space.
And then there's the wildcard: Dallas Stars arena speculation. The Stars' lease at American Airlines Center runs through 2031, and Plano has apparently been in conversations with the team for about a year about a potential arena and entertainment district at the Willow Bend site. Nothing formal yet, but it's worth watching.
For now, Crayola Experience is open. Go color something with your kids before this whole site turns into something else entirely.
🏠 Frisco Zip Code Analysis

Frisco's rental market has quietly loosened up. Rents have softened alongside home values, which means tenants actually have negotiating room right now (something that felt impossible two years ago). Higher-end spots like Chapel Creek and Newman Village still command premium prices, but neighborhoods like Old Donation and Kings Garden are offering real value if you know where to look.
Thinking about buying instead? Buyers have more leverage right now too. But the right agent still makes or breaks the deal. My wife Emily runs a referral service that matches people with agents who fit their actual situation (relocation, first home, downsizing, investment). She talks with you first, then makes the introduction. Free to you because she's compensated by the agents. If you’re looking to buy or sell, schedule a time to chat with her.
