Howdy Frisco -
Frisco just got its third Wingstop. I want to be excited about this. I really do. But both Emily and I are vegetarians, so this news affects us approximately zero percent.
The joke is entirely on us every time we drive past one. Anyway. Happy Tuesday to everyone who actually eats chicken and to the new location at 11025 Preston Road, Ste. 103 if you're in northwest Frisco.
Let's get into it. ⬇️
🗳️ Frisco elections are happening and early voting just started
No pressure, but this one's kind of a big deal.
Early voting runs April 20-28, with Election Day on May 2. This cycle has multiple key Frisco races on the ballot, and for the first time in a while, the mayor's seat is wide open; Mayor Jeff Cheney has hit his term limit, so we're genuinely getting a new face in that chair.
Here's what's on your ballot:
FISD Board of Trustees
Place 4: Muni Janagarajan vs. Dynette Davis (incumbent)
Place 5: Misty Womhoff, Babu Venkat, or Sree Mouli Majji
Frisco City Council
Place 5: Sreekanth Reddy, Vijay Karthik, or Laura Rummel (incumbent)
Place 6: Brittany Colberg, Sai Krishnarajanagar, Matt Chalmers, or Jerry Spencer
Mayor
John Keating, Shona Sowell, Rod Vilhauer, or Mark Hill
Collin County voters can use any polling location during early voting. Denton County folks need to be at their designated location on Election Day. Full candidate Q&As at communityimpact.com.
🏗️ The Mix is actually happening and it's going to be a big deal
If you've driven the Dallas North Tollway near Lebanon Road recently, you've seen the dirt moving. That's The Mix: Frisco's $3 billion, 112-acre mixed-use megaproject and it is no longer just a rendering on a city website.
Construction kicked off in January 2026, and Phase 1 is targeting a 2027 opening. Here's what's coming in that first wave:
Residential units
Office and medical office space
Retail and dining
Frisco's first Whole Foods Market
A 9-acre central park surrounded by restaurants and public space
That Whole Foods is what's going to get Emily. I give it six months after opening before it becomes her third home.
The vision here is genuinely ambitious… less "suburban strip mall" and more "walkable neighborhood district." Over 3,300 residential units are planned across all phases, plus hotels, entertainment, and more.
I drive this stretch of the Tollway basically every day. Watching it go from stalled-out vacancy to actual cranes in the ground has been one of those "oh, Frisco is serious" moments. This one's worth watching.
📚 FISD's Book Bus is coming this summer and yes, it has a slide
Frisco ISD's Library Services department has spent the last year quietly converting a retired school bus into a mobile library that will roll through Frisco neighborhoods this summer, including when school's out.
The whole thing was a district-wide team effort. Transportation donated the bus. Facilities redid the floors and ceiling. CTE graphic design students at the Career and Technical Education Center competed to design the bus wrap (which 360 Wraps will install). H-E-B funded it. Lone Star Furnishings built custom shelving. The Frisco Education Foundation helped with fundraising.
And yes… there is a slide off the back of the bus. My 3-year-old would absolutely lose her mind.
Beyond just books, the plan includes read-alouds with librarians, cozy hangout spots outside for families, and eventually a makerspace. Library director Amanda Butler put it well: "Reading builds a capacity for imagination, adventure, understanding, empathy - so many of the traits that we consider future-ready qualities."
Emily and I are already planning to homeschool for kindergarten, so free books rolling into our neighborhood on a tricked-out bus? That's exactly our kind of Saturday.
Keep an eye on @fisdlibraries on Instagram for locations and timing when it launches this summer.
🏠 The Frisco Sellers Who Are Winning Right Now Have One Thing In Common
Here's the split screen happening in Frisco real estate right now.
The homes priced right? Going pending in about 23 days. The ones that aren't? Sitting for 53 days on average (four days longer than last year). And 35% of active listings have already had to drop their price, up nearly 8 points year over year.
The median sale price is $710K (per Redfin, March 2026), but the gap between a well-priced home and a stale one is growing fast. Buyers are patient. They're also coming from Los Angeles, Seattle, and DC… people who know what overpriced looks like.
The sellers moving quickly aren't lucky. They priced it right on day one.
My wife Emily helps Frisco sellers connect with hyper-local agents who know your street, not just your zip code. Free for sellers, no pressure, usually just a quick conversation.
👉 Don't be the listing that has to drop. Start with Emily.
