Howdy Frisco -

Early voting for the Frisco mayoral runoff is underway… first new mayor since 2017. Pretty big deal for local politics.

Meanwhile, AT&T Stadium is projected to sell $11.7 million worth of beer during the World Cup. Dallas is leading the entire country in sheer volume. I’ll be over here sipping my Sonic water and watching the chaos from a safe distance.

Let's get into it.

🍩 La Rue Doughnuts Is Coming to Frisco This Summer

Dallas cult-favorite La Rue Doughnuts is opening a location right here in Frisco and I fully blame my future weekend waistline on this news.

The shop is planned for 4747 4th Army Drive, inside a strip center off Lebanon Road between Legacy Ranch and West Side Market. It's targeting an early summer opening, per Culture Map Dallas.

La Rue is the brainchild of Amy and Casey La Rue, who built the concept out of their acclaimed restaurant Carte Blanche before launching a standalone spot at Trinity Groves in West Dallas in 2024.

What to expect:

  • Brioche doughnuts made with real butter, fresh eggs, local milk, and slow-fermented before being fried in beef tallow

  • Crullers, croissants, and kolaches

  • Rotating flavors like candied lemon, brown sugar bacon and pecan, and French toast

No official opening date yet, but worth keeping on your radar.

🏆 Frisco Is Officially the Safest City in America at Night

This one I actually read twice to make sure I wasn't misreading it.

According to new data from Vivint, Frisco ranked #1 in the entire U.S. for lowest overnight residential burglary rate among the 100 largest cities. The rate? Just 5.9 burglaries per 100,000 residents.

For context: some major metro areas came in at more than 30 times that number.

McKinney placed 6th. Plano cracked the top 10. North Texas just quietly winning.

As a dad who's up at odd hours with a newborn anyway, there's something genuinely reassuring about this. We moved here in 2023 partly because it felt safe - and it turns out the data backs that up.

This matters to me because my kids are growing up here. And knowing I live in the safest city in the country for overnight break-ins? That's worth celebrating.

🎭 FISD's New Visual and Performing Arts Center Just Had Its Debut Week

If you missed it, Frisco ISD's brand new Visual and Performing Arts Center had its preview week this past week and it was a big deal.

Nearly 7,000 people attended events across the week, featuring choirs, orchestras, dance, theater, percussion ensembles, and student art on display. This is a facility that was approved by voters back in 2018, and it finally arrived.

This is the kind of investment that makes a city. The VPAC officially opens for district use this fall. Expect it to become a major venue in Frisco's arts scene.

🏡 The Weirdest Housing Market in America Might Be Your Backyard

Let me give you the Frisco market in one sentence: prices are softer, but LA transplants are still showing up with big budgets and zero idea what your street is actually worth.

Here's what Redfin and Zillow are actually showing right now:

The "feels slow" numbers:

  • Median sale price: ~$662K, down about 4.6% year-over-year

  • 78.5% of homes are selling under list price

  • 35% of listings have taken a price cut

  • Average days on market: 47

That's not a bad market. That's a market where the wrong agent leaves serious money on the table.

Most sellers aren't losing on price because of the market conditions. They're losing because their agent doesn't know what sold two blocks over last month.

My wife, Emily, runs a free referral service that matches Frisco sellers with hyperlocal agents… the kind who know your neighborhood, not just the zip code. Takes about 10 minutes. Whether you're selling this summer or just starting to think about it, knowing who to call before you need them is half the battle.
