ποΈ Frisco's Next $4 Billion Neighborhood

To understand where the city of Frisco is headed, look northwest.
Firefly Park, a 217-acre mixed-use development at PGA Parkway and the Dallas North Tollway, just received three sets of site plan approvals from the Planning and Zoning Commission on Sept. 10. Infrastructure construction has been underway for months, and during a Sept. 11 construction tour, developer Kyle Wilks told the Dallas Business Journal that the first major vertical buildings are next.
The project is designed as a walkable urban village with 3 million square feet of commercial office space, 400,000 square feet of retail, dining, and entertainment, and roughly 3,500 residential units across nine neighborhoods. The 200-foot elevation change across the property will be used to create trails through wooded areas, a creek enhanced into a chain of lakes, pedestrian bridges, and hilltop vistas. When fully built out over the next decade, it's projected to be a $2.5 to $4 billion investment.
It sits adjacent to the PGA of America headquarters and the future Universal Kids Resort, making this corridor the single largest concentration of development in Frisco's history. Council will still need to weigh in on the site plans.
