Howdy Frisco -
Turns out Frisco is hosting a free spring cleaning drop-off today from 8 a.m. to 1 p.m. at the Environmental Collection Center (6616 Walnut St.). Bring your water bill and a valid ID and responsibly dispose of, recycle, or donate your stuff. Details at FriscoTexas.gov/ChunkYourJunk.
I'm hoping to sneak out before the girls wake up and unload about six "I'll use this someday" boxes from the garage. Emily would call that a miracle.
Let's get into it. ⬇️
🛒 Trader Joe's in Frisco: So Close, Yet So Complicated
I'm just going to say what every Frisco parent is thinking: we need a Trader Joe's.
The good news is, plans are officially on the table.
A developer is proposing a nearly 10-acre mixed-use development at the southwest corner of Majestic Gardens Drive and Main Street. The plan puts a Trader Joe's at the corner of the site, with a senior living facility on the southern end.
The complicated part... city staff is recommending denial of the zoning change at Monday's Planning and Zoning Commission meeting (April 28, 7:30 p.m., Purefoy Municipal Center).
Staff flagged a long list of concerns:
Walkability issues
Insufficient landscaping
Fencing placed in open space areas
A site plan that doesn't comply with the city's comprehensive plan
The staff report even dropped a spicy line, saying the applicant has been using Trader Joe's as a "bargaining chip" to bypass development standards.
The developer disagrees, saying they've worked with city staff and nearby HOAs for over a year. Some neighbors are supportive, especially around the senior housing component. Others have raised traffic concerns.
The bottom line: This isn't dead, but it's not a done deal either. The commission could override the staff recommendation. As someone who drives that corridor every single morning on my way to Legacy West, I can tell you the area could use some thoughtful development. Whether this plan clears that bar is Monday's question.
🔬 Frisco Kids Are Going to the International Science Fair... No Big Deal
As someone who is currently trying to teach my 3-year-old that crayons are not food, this one hit different.
Nine Frisco ISD middle schoolers just earned top placements at the Texas Science and Engineering Fair and are advancing to the International Science and Engineering Fair in May. Nearly 40 FISD students qualified for the state fair this year, with two earning outright state championships.
Some of the winning projects:
"DanceBuddy" - an AI tool enhancing the arts (Pioneer Heritage MS)
"AI-Assisted Traffic Alert System" - a software design project (Fowler MS)
"Detecting Autism with a Blood Test" - yes, really (Fowler MS)
"Neuro-AI Method to Identify the Goldilocks Window for Optimal Emotional Regulation" - I had to read that three times (Pioneer Heritage MS)
These are middle schoolers, by the way.
The schools here are doing something right. Congrats to all the students and their families. Go represent Frisco.
🏟️ Toyota Stadium Gets $9.26M More and Sweden is Coming
Toyota Stadium is already deep into a $182 million renovation. New seats, luxury suites, new sports lighting... the works. Construction started in March 2025 and runs through 2028 in phases.
This week, Frisco City Council added another $9.26 million to the tab for seating bowl work and stadium Wi-Fi upgrades. About $5.46 million comes from the Community Development Corporation; Toyota Stadium covers the rest.
Why does this matter right now?
Sweden's national team is using Toyota Stadium as their official World Cup training base this summer. The 2026 FIFA World Cup runs from June 11 to July 19 and Frisco is squarely on the map. My 4-year-old has recently become obsessed with kicking a soccer ball around the backyard, so I'm treating this as a sign from the universe.
Construction will pause while Sweden is in town and pick back up after summer.
And if you're planning to be downtown during the World Cup, Frisco is also launching a free downtown circulator service on June 5. An electric shuttle running every 10 minutes between the Rail District, Frisco Square, and surrounding parking. Very handy.
Frisco's going international, folks. Still kind of wild to think about.
🏡 1 in 3 Frisco Homes Has Already Cut Its Price. Is That a Problem?
34.2% of Frisco homes on the market right now have dropped their asking price. That's up 7 points from last year.
Think about that. More than 1 in 3 sellers started too high... watched it sit... then blinked.
And here's why that matters if you're thinking about selling: the moment you drop your price, buyers notice. It signals something is wrong, even when nothing is. You lose negotiating leverage before you even get to the table.
The homes that are not in that 34%? The ones priced right from day one are still going pending in around 23 days and landing close to full ask. The others are sitting for 54+ days and selling for an average of 3% below list.
On a $700K home, that gap is real money.
The Frisco market right now rewards sellers who get the pricing conversation right before they list, not after. That's exactly the kind of street-level insight Emily helps sellers access when she connects them with the right local agent.
No pressure, no commitment... just a real conversation about what your home would actually do in today's market before you make a move.
👉 Start with Emily before you list.
