Howdy Frisco -

It finally happened. City Council voted 6-0 to approve Frisco's first Trader Joe's. After two years of planning, one tabling, and a whole lot of resident demand, the rezoning passed unanimously. Also: the Rail District Celebration is tonight with a drone show at 8PM, Music on Main is Saturday, and a big temperature drop hits Thursday. Here's your week ahead.

🛒 It's Official: Trader Joe's Is Coming

Frisco City Council voted 6-0 on October 6 to approve the rezoning that clears the way for the city's first Trader Joe's.

The 12,500-square-foot grocery store will anchor a 9.4-acre mixed-use development at Majestic Gardens Drive and Main Street, alongside a 158-unit senior living facility for active, independent older adults. The senior living component can't open until Trader Joe's does, and both will be built in a single phase.

"When are we getting a Trader Joe's? - that has been a resounding question that I know I have heard since I've been on council for the past five years," said Deputy Mayor Pro Tem Angelia Pelham during the meeting. "And to be able to now answer that question is something that I'm really excited about."

Developer Travis Thompson of SNS Frisco West Main Station LLC spent two years working with Council members, residents, and planning officials to shape the project. City staff initially recommended denial over zoning and traffic concerns, but P&Z overruled staff unanimously in July. Council tabled it in August for more discussion. Last week, it passed without a single dissent.

No construction start date has been announced. But Frisco residents no longer have to drive to Plano or McKinney.

🏛️ Frisco Square

🚧 Frisco St and Cobb Hill Drive intersection closed yesterday. Crews started building a roundabout that will take about seven months. Plan alternate routes if you drive through there.

💰 NTMWD approved a $978 million budget for 2027. The North Texas Municipal Water District's budget directly affects Frisco's water infrastructure costs and rates going forward.

The ice cream shop that makes money when it's cold

28 Wishes sells ice cream in Los Angeles. Below 70°F, sales fall about 20%. The weather is out of their hands. Rent isn't.

So the owners started putting about $20 a day into Kalshi weather markets, taking the cold side. The days that keep customers away now pay something back.

This is hedging. Big companies have done it for decades, buying protection against bad weather, fuel spikes and rising rates. It used to take a broker, a trading desk, and an order size no corner shop could meet.

Kalshi opens it up. Contracts on weather, fuel prices, inflation, tariffs and regulation, starting at a few dollars. Take a position on the outcome that would hurt you. If it hits, the payout softens it. If it doesn't, the contract expires and the good month was the point.
