Howdy Frisco -
Urban Outfitters opens Monday at Stonebriar. Painted Tree closed permanently this week. So we're trading indie boutique vendors for overpriced vintage-wash flannels. I'm not saying it's a loss... but Emily is saying it's a loss.
Pour one out for the small shop owners who had inventory there, and go grab it before it's gone.
Okay, on to the good stuff. ⬇️
🎯 TODAY: Miracle League Cuts the Ribbon on a Brand New Field
If you're looking for something to do with the family this morning, here it is.
The Miracle League of Frisco is holding a ribbon-cutting at 10:30 a.m. at Harold Bacchus Community Park (13995 Main St.) for their newly renovated Mike Simpson Field and a brand new inclusive playground.
The city invested $1.4 million into improvements, including a wheelchair-friendly cushioned field surface. MLF President Jeremy Silvas said the old field had been "baking in the Texas sun for 20 years." Fair enough.
This also kicks off Miracle League's 20th baseball season. Twenty years of giving kids with disabilities a chance to play the game. That's not a small thing.
My girls would have an absolute meltdown of joy at that new playground, so we may be making a Saturday detour. If you're out that way this morning, stop by.
🚗 Rivian Wants to Come to Frisco. The City Isn't Sure Yet.
If you've been following the slow-motion saga of Rivian trying to open a sales and service center in Frisco, here's your update: still not resolved.
The California-based electric vehicle maker is proposing to lease about 55,230 square feet of space near FM 423 and Rockhill Parkway, which would include a service shop, vehicle display area, customer space, and storage. On paper, it sounds like a straightforward commercial tenant situation.
The hangup is a city ordinance requiring automotive-related businesses to sit at least 250 feet from residential zoning districts. The proposed property at 15691 FM 423 sits about 96 feet from homes on one side and 192 feet on the other. Both measurements fall short.
Rivian's representative argued that since they're only leasing part of a larger building, their actual operations would be more than 300 feet from nearby homes, and the ordinance shouldn't apply the same way. The city isn't fully convinced. The project has been tabled four times by the Planning and Zoning Commission since December, and the most recent review on April 14 pushed it to May 26.
I drive FM 423 regularly and that corridor is already pretty developed, so I get the residential concern. At the same time, Rivian is exactly the kind of brand that fits where Frisco is headed. Curious to see how this one resolves.
📚 Texas is About to Mandate What Your Kids Read. Here's Where It Stands.
This one is going to be a conversation at a lot of Frisco dinner tables, so let me give you the rundown.
The State Board of Education gave preliminary approval on April 10 to a required K-12 reading list that would roll out to Texas classrooms in 2030. The Republican-led board approved roughly 200 works in a 9-5 party-line vote, trimming down a longer list originally proposed by the Texas Education Agency.
The list, proposed by board member Keven Ellis of Lufkin, runs from nursery rhymes in early grades all the way to classical and 20th-century literature in high school. It also includes about a dozen excerpts from the Bible, which drew significant public testimony. Supporters on the board said students should read texts that influenced the nation's founding. Critics argued that mandating religious readings in public school classrooms crosses a line, and that teachers aren't trained to handle that material.
The bigger debate, though, might be about whose stories are on the list. About 54% of Texas public school students are Hispanic, but multiple testifiers pointed out the near-absence of Hispanic authors. A representative from the Texas Classroom Teachers Association raised concerns about the list consuming 70-80% of classroom instructional time, leaving teachers little room for anything else.
A final vote is scheduled for June.
I'll be honest: my wife is homeschooling our oldest this fall, so we have a degree of separation from whatever the SBOE ultimately decides. But I'm watching it closely because my kids will likely be in FISD classrooms eventually, and what gets mandated at the state level shapes what Frisco teachers have time and space to do. The June vote is the one to watch.
🏠 80% of Frisco Homes Are Selling Under List Price Right Now
Right now, 80% of Frisco homes are closing below list price. The median list price is $683,000. The median sale price is $589,667. That's a $94,000 gap between hope and reality.
Home values are down 5.1% year over year. Total sales dropped from 206 to 177 homes. And yet some neighborhoods are still commanding well over a million dollars while others sit.
The difference almost always comes down to one thing: the right agent for your specific street, not just your zip code.
Emily connects Frisco sellers with hyper-local agents who know the difference. Free for sellers, no pressure, usually just a quick conversation.
