Uncle Julio's quietly shut down its Frisco location on May 14. No warning. Just a sign on the door. Apparently a lease dispute did them in after barely two years open.

If you're a loyalty member, you'll get a comp fajitas offer at nearby locations in Allen, Keller, or Fort Worth. Cold comfort, but it's something. Frisco taketh and Frisco taketh away.

Let's get into this week's news.

⚾ Panther Creek is going to the state semifinals (and they were expected to be there)

Panther Creek baseball beat Aubrey 12-2 in a decisive Game 3 on Saturday to advance to the 4A Division II state semifinals. That's a program that played its first varsity season just three years ago now sitting in the final four.

Their record? 35-3. Coach Larry Edgemon put it simply: "This is where we wanted to be, where we thought we should be. We're in the final four."

The game was tied at 2-2 through three innings before the Panthers blew it open. Hunter Handley hit a big home run to stretch the lead to 6-2, and pitcher Aiden Icenhower came in and threw 4 2/3 innings of scoreless relief. Clean baseball.

They'll face Region 1 champ Brock (32-6) this week in a best-of-3 series with a state title berth on the line. Brock has nine state semifinal appearances. Panther Creek has zero. That matchup is exactly as fun as it sounds.

  • Game 2: 1 p.m. Friday @ Weatherford College

  • Game 3 (if needed): 6 p.m. Saturday @ Eagle Mountain High School

My girls are still in the t-ball and gymnastics stage of life, but I already know I'll be the obnoxious dad in the bleachers someday. These Panther Creek kids are showing exactly the kind of thing Frisco sports culture is built on. Go get it, Panthers.

🥞 Soufflé pancakes + Thai noodles are coming to Frisco this June

I told Emily about Sweet Stacks and she immediately pulled it up on Instagram. That's the test. If it gets an immediate phone grab, it's going on the Saturday morning list.

Sweet Stacks is opening at 252 W. Stonebrook Parkway in June. They do soufflé pancakes (the big fluffy Japanese-style ones), Thai noodle dishes, fried rice, Thai tea, and matcha with all the customizations. They currently have a location in Fort Worth, and now they're bringing it north.

This is the kind of spot where you show up on a weekend morning and the girls each order something entirely different and then both want whatever you ordered. I'm prepared.

🏗️ Kaleidoscope Park is expanding (and Dallas Parkway is getting more lanes)

Two construction updates that are actually worth knowing about if you live or drive in Frisco regularly.

Kaleidoscope Park expansion

The park at 2801 Network Blvd. opened in October 2024 and it's already getting a significant upgrade. A new 1,500-square-foot stage and LED screen are in the works, with construction permits filed and an estimated timeline of June 2026 through December 2027. Total cost: $11.3 million.

If you haven't been to Kaleidoscope Park yet, it's a legit spot for evening events, film screenings, and concerts. My four-year-old has approximately zero chill at outdoor concerts, but we're working on it.

Dallas Parkway widening

Frisco City Council approved a $329,523 funding agreement with Collin County to help push forward Phase 5 of the Dallas Parkway widening project. The money is being redirected from leftover Lebanon Road project funds.

Phase 5 covers the stretch between PGA Parkway and south of Panther Creek Parkway, adding lanes and improving intersections at Lebanon Road, Stonebrook, Cotton Gin, Main Street, Eldorado, and Panther Creek.

I have complicated feelings about "construction ahead" signs. But the long game here is real. Total project cost is about $18.4 million. Get it done.

Also worth knowing: Scottish Rite for Children in Frisco is converting a waiting area into a new radiology room this summer. Small project, big deal for the families that rely on that hospital.

🏡 THE FRISCO MARKET IS WEIRD RIGHT NOW. HERE'S WHAT THE NUMBERS ACTUALLY SAY.

Median home price: $708K (Redfin, March 2026).

Homes selling above list price: 10%. Homes selling under list price: 78.5%. Days on market: 54, up from 49 last year.

That math means most Frisco sellers are leaving money on the table, not because their home isn't worth it, but because their agent didn't know what sold two streets over last month.

Here's the plot twist: buyers are still showing up. Los Angeles is the #1 source of Frisco inbound buyers right now. Seattle is #2. Washington DC is #3. These are not people who know your neighborhood. They're relocating with real budgets and no context. That's leverage, if your agent knows how to use it.

The difference between selling at list and selling under it often comes down to one thing: genuinely local expertise. Not an agent who moved their license to DFW because the market was hot. Someone who actually knows your street.
